If you had to know the most important aspects of your bathroom remodeling project, it is:
Ventilation! Ventilation! and Ventilation!
Your bathroom is the wettest room in your home.
Standing moisture, over time, can cause all sorts of damage, from wood rot to black mold.
The best defense is a really strong fan.
Fan manufactures give you a rule of thumb of eight air changes per hours.
So if your bathroom is 8 feet deep, 5 feet wide, and 8 feet tall, it is 320 cubic feet in size.
For a fan to provide eight air changes per hour, you need a fan rated at 40 CFM (cubic feet per minute).
DO NOT USE THAT GUIDELINE!
This is one time when the Tim Allen character (from the old Home Improvement TV show) statement of “More Power!” is very appropriate.
Over the years we have seen horrendous damage caused by small amounts of water over long periods of time.
Do not let that happen to you.
Get the most powerful fan you can reasonably fit.
If you can fit a 200 CFM fan for a 320 cubic foot bathroom, by all means, do it.
This means the air will be fully sucked out of the room every one minute and forty seconds.
Your mirrors might not even fog, but that’s a good thing.
If your mirrors don’t fog, you will not have an issue of standing moisture.
Additionally, install a push button timer switch on your bathroom exhaust fan so as you leave the bathroom you push “10 minutes” and the fan continues to run for ten minutes before shutting off.
As long as you are remodeling your bathroom, it does not pay to skimp on the exhaust fan.
You don’t want to have to tear it apart again in five years due to moisture damage.
