Expect the unexpected
A remodel, unlike new construction, requires you to work with what is, and some of “what is” will not be known until you do the demolition. The amount of hidden damage you find will vary from none to “oh my God!”, and the older your home is the more likely you are to find hidden damage.
The most common forms of hidden damage are wood rot, corroded iron pipes, and poor quality wiring.
Once you’ve set your budget, add 10% for hidden damage. If it turns out you have none, great!
Can you hide the toilet?
Behind a pony wall? In a separate room? It’s not the toilets are disgusting (longer modern lifespans are as much due to good sewage treatment than they are to better food and medicine), but a bathroom where the toilet is discreetly hidden away is a nicer place in which to perform your daily grooming.
Choose surfaces that suit you
Do you like a more earthy feel? Go for natural stone such as slate or travertine? Is low maintenance more your thing? Go for engineered stone. The surfaces of your floor, your shower walls, your countertop, etc set the tone for the feeling of the entire room.
