Preparing Your House for Sale
Your Realtor has probably suggested some home repairs are needed before you put your house on the market, and from what I’ve seen, that is generally true.
But how much makes sense?
Of course it varies from house to house and area to area. Right now, in the greater San Jose metro area, minimal repairs are needed as demand for homes is right now exceeding supply.
Having said that, as it is never a good idea (maybe not “never” but at the very lease rarely) to do nothing and sell the home as is.
Have Someone Else Make Your List
It may even make sense to hire a home inspection agency, but at the very least have someone who doesn’t live in the house do a walk through and make a note of everything they see that detracts from the home’s appeal.
Things like clutter count too. In fact I advise getting rid of clutter, then having someone do the walkthrough.
Your Realtor will certainly do this for you, but in today’s market get a second opinion. The Realtor receives a sales commission. Spending $50K to increase the sales price by $40K increases their take, but decreases yours.
