Small amounts of water, over large amounts of time, will literally rot your home out from under you. I can not even count the number of times we’ve done significant repair work which if it had been dealt with earlier (in some cases years earlier) would have been a much smaller and much less expensive repair.
If you have leaks anywhere, the valves under your sinks, water from the outside makes it into the inside, or you have reason to believe something is leaking into a wall, it is much cheaper to deal with it now than to let it continue.
In my opinion, leaks are the number one enemy of the homes we live in.
Fast leaks get attention because the danger and potential damage is immediately apparent.
Slow leaks on the other hand are often put off until later. DO NOT MAKE THAT MISTAKE!
The picture in this post is damage caused by a rain gutter, believe it or not. The house was stucco and for reasons I may never understand, a rain gutter downspout was run through the exterior wall. When you stood outside the home you saw the gutter enter the stucco at the top of the wall and exit the stucco at the bottom.
We do not know for how long the gutter leaked inside the wall, but the ultimate repair cost several thousand dollars, partly because when mold was first noticed, nothing was done for almost a year. Not only had the Sheetrock deteriorated from water, most of the exterior wall studs needed to be replaced as well.
