What does it cost to remodel a kitchen in Silicon Valley?
The only truly accurate answer is “it depends”, because it does.
A fairly minor redo (cabinet refacing, new counters, etc, etc) might cost you $5,000, whereas a top quality full tear out might cost you $75,000.
Where does the money go?
The following are averages. Your breakdown WILL vary, because after all, precisely who is this average family anyway?
Design Fees (4%)
You may think design fees are a waste, but think again. Unless you do kitchens for a living, they know more about the process than you. I’ve seen designers save their clients more than they cost. This also includes the building department permit fees and inspection.
The installation cost are similar for high end material as for low end material, so when you install less expensive stuff, installation becomes a higher percentage of the overall job.
Appliances and Ventilation (14%)
When in doubt, err on the side of too much ventilation.
And this includes the handles, knobs, etc.
As I age I appreciate good lighting more. Working with your designer think where you need the brightest lighting. Where you chop? Where your kids do homework?
For standard quality residential flooring.
Doors and Windows (4%)
Assuming nothing unusual or extreme. Kitchens generally have one or two doors only. One to the garage and one to the rest of the house. Open kitchen floor plans obviously have fewer doors.
Walls and Ceilings (5%)
Standard drywall, textured and painted.
Faucets and Plumbing Fixtures (4%)
In really high end kitchens this is higher.
This includes disposal fees.
