Why do People Remodel their Bathrooms and Kitchens?
Can such an open ended question have a simple answer. Not really. Having said that, there are a few primary reasons why people remodel.
- For the money
- For the pleasure
- The repair was extensive anyway
Remodeling for the Money
This is typically done in income properties and properties that are being prepared for sale. The goal here is to spend $X and recoup $X+. As the Silicon Valley real estate market is really hot right now (a lot of buyers competing for a pretty slim inventory), this is happening a lot (mostly when homes are being prepared to sell).
Just this morning I bumped into John King, a Palo Alto Realtor I’ve known for years and he told me on some transactions they are spending 1% of the homes value which then allows them to up the price in excess of 10%. If the home is deemed to have a value of $1,000,000, they spend $10,000 on upgrades then increase the price by $100,000.
This is what is meant by “for the money”.
Alternatively if you own a rental and it’s run down compared to others in the area, you may feel it appropriate to remodel in order for your property to be more attractive to renters. Fortunately for owners and unfortunately for renters and remodeling contractors, not a lot of that is happening right now in Silicon Valley as many renters are competing for two few rental units.
Remodeling for the Pleasure
When you plan to stay in your home for years and years (I once declared I liked a home so much I wanted to be eventually be buried in the back yard. As my ex-wife owns that house now I should probably update my plans).
In this scenario you’re not looking for a hard dollar ROI. You’re looking for a home that will be you ease and please for years to come.
Remodeling Because the Repair was Extensive Anyway
When you have wood rot of the sub-floor that extends under the tub or showers, they’ve got to come out. That’s half a bathroom remodel right now. We’ve had clients in this situation decide that if they’re going to spend $8K for the repair, they would rather spend $16K to have their bathroom changed to how they want it. This is another form of “for the pleasure” where the homeowner feels that since half the cost is sunk no matter what, the incremental cost of the full remodel is “half price”.
